What commercial mold actually tells you about a building

As with any mold, a commercial mold problem is the evidence of a moisture problem, but the commercial version has a delivery system the residential one usually doesn’t: the building’s air handling. A moisture source that starts in a single tenant space or mechanical room doesn’t have to stay there. A central or shared HVAC system can pull spores into ductwork and push them across floors and tenant spaces, turning a contained problem into a building-wide one and raising a question that drives the whole scope: does the air system itself need cleaning, and how far did it carry the problem?

That’s why the extent question is bigger in a commercial building. The visible growth in one suite rarely defines the affected area; the moisture history and the system’s reach do. Documenting extent means readings and thermal imaging behind the finishes, mapped tenant by tenant, plus an honest look at whether the mechanical system distributed the problem beyond where anyone can see it.

The source, meanwhile, hides in the systems that make a building commercial: roof leaks over a large plate, plumbing and fire-suppression risers, envelope and glazing failures, and chronic humidity in mechanical spaces that never dry out. Documenting where the moisture came from, and whether it’s still active, is part of the loss record because it’s the reason the growth exists and the reason it could return.

Removal is the other place commercial scopes go thin. Taking out affected materials in an occupied, multi-tenant building without containment spreads spores through spaces that were fine, so containment, negative air, and controlled, phased removal aren’t extras; they’re the cost of doing the work without making the loss bigger, and they scale with the building.
