A fire loss is three losses at once: flame, smoke, and the water used to put it out. Atlas documents all three, room by room, so the estimate accounts for the damage that traveled well past the burn.

What fire and smoke actually do to a house

The flame damage is the part everyone can see, and it is usually the smallest part of the file. Fire is a pressure event: as material burns, hot gas and smoke expand and push toward anywhere cooler and lower in pressure: up open stud bays, through return ducts, under doors, into wall and ceiling cavities. That is how a kitchen fire leaves soot on the inside of a bedroom closet on the floor above, and why scoping a fire loss to the burned room misses most of what happened.

Smoke is also chemically active. The residue it leaves is acidic and keeps working after the fire is out: it etches glass, corrodes metal fixtures and wiring, and pits the finish on appliances and electronics. Condition at the time of documentation is not the condition a week later, which is exactly why an early, thorough record matters. It captures the loss before ongoing corrosion and cleaning attempts change the evidence.

Then there is the water. Putting the fire out puts a large volume of water into the structure, so nearly every residential fire loss is also a water loss, with its own drying, removal, and detach-reset scope stacked on top of the fire and smoke. A file that documents the char but not the suppression water tells half the story.

In older New England homes the smoke problem compounds. Balloon framing and plaster assemblies give smoke long, connected paths to travel and porous surfaces to settle into, so odor and residue reach further than the layout suggests. The question on porous materials (plaster, insulation, framing, contents) is always the same: does it clean, or does it hold odor and residue that cleaning won’t resolve? That is a documentation decision, and Atlas records it with the reasoning attached.

Why the record has to cover all three losses

A defensible fire estimate reflects flame, smoke, and suppression water as one connected event. Smoke that traveled with the pressure

Heat pushes smoke into every space it can reach: up stud bays, through the HVAC, into rooms that never saw flame. Residue in a closet two floors up is part of the same loss and belongs in the record.

The water from suppression

Knockdown puts hundreds of gallons into a structure. The resulting water and drying scope is real damage layered on top of the fire, and it is easy to under-document when attention is on the char.

Clean versus replace on porous materials

Some materials clean; some hold odor and residue no cleaning removes. Which is which is a documentation call, recorded with the reasoning, not left to argument later.

Corrosion on the clock

Smoke residue is acidic. Metals, wiring, and electronics corrode after the fire is out, so the timeline and condition at documentation matter to what the estimate can support.

Massachusetts & New Hampshire

Code drives scope, and it differs by state.

Massachusetts

Massachusetts rebuilds after fire commonly trigger current code on framing repair, electrical, and separation between spaces; the state building code drives how heat-damaged assemblies are put back, and older homes may need work the original never included.

New Hampshire

New Hampshire follows the national model codes with state amendments; structural, electrical, and smoke-alarm requirements in effect at rebuild can exceed what stood before the fire.
