What fire and smoke actually do to a house
The flame damage is the part everyone can see, and it is usually the smallest part of the file. Fire is a pressure event: as material burns, hot gas and smoke expand and push toward anywhere cooler and lower in pressure: up open stud bays, through return ducts, under doors, into wall and ceiling cavities. That is how a kitchen fire leaves soot on the inside of a bedroom closet on the floor above, and why scoping a fire loss to the burned room misses most of what happened.
Smoke is also chemically active. The residue it leaves is acidic and keeps working after the fire is out: it etches glass, corrodes metal fixtures and wiring, and pits the finish on appliances and electronics. Condition at the time of documentation is not the condition a week later, which is exactly why an early, thorough record matters. It captures the loss before ongoing corrosion and cleaning attempts change the evidence.
Then there is the water. Putting the fire out puts a large volume of water into the structure, so nearly every residential fire loss is also a water loss, with its own drying, removal, and detach-reset scope stacked on top of the fire and smoke. A file that documents the char but not the suppression water tells half the story.
In older New England homes the smoke problem compounds. Balloon framing and plaster assemblies give smoke long, connected paths to travel and porous surfaces to settle into, so odor and residue reach further than the layout suggests. The question on porous materials (plaster, insulation, framing, contents) is always the same: does it clean, or does it hold odor and residue that cleaning won’t resolve? That is a documentation decision, and Atlas records it with the reasoning attached.
Why the record has to cover all three losses
A defensible fire estimate reflects flame, smoke, and suppression water as one connected event. The result is a scope that matches how the fire behaved, not just where it started.
