The Process

For restoration companies, Atlas writes the remediation estimate from the protocol: containment, negative air, removal, disposal, and clearance, in Xactimate®, as the IEP or industrial hygienist specified them. In an occupied building, that means phase by phase, in the order the protocol sets. After clearance, Atlas writes the put-back from a measured sketch, top down and trade by trade, and where there are tenants, each tenant's finishes on their own.

Where Scopes Come In Short

Priced to the Protocol, Not to the Room

Containment, negative air, and air scrubbers are written to the protocol's areas, days, and air changes, not to a square-footage guess. When the protocol says five days, the estimate says five days. Where the protocol includes the duct system, that's written too; where it doesn't, it isn't.

Removal Is Only Part of Remediation

ANSI/IICRC S520 addresses PPE, containment and decontamination, controlled debris handling, and HEPA cleaning as distinct remediation procedures—each carrying labor and material beyond the removal itself.

Phasing Multiplies Everything

In an occupied building each area gets its own containment, its own scrubbers, its own clearance, and the after-hours labor, temporary protection, and dust barriers run for every phase, not once. A four-phase job written as one phase is short by three.

The Put-back Is Its Own Scope, and so Is the Source

Drywall, insulation, and trim come out under the protocol and go back after clearance testing, written with the same boundaries as any rebuild: paint to the corner, two coats, flooring to the natural break. The leak, condensation, or envelope failure that fed it is a repair item on its own line. Without it the file has a hole in it.
