What a commercial fire actually does to a building

In a commercial building, the smoke problem is a systems problem. A large structure moves air deliberately: through central air handlers, return plenums, elevator and utility shafts, and the gaps above suspended ceilings that tie floors and tenants together. When a fire puts smoke into that network, the building distributes it. Residue turns up on a floor the flame never reached, inside ductwork that then has to be cleaned or replaced, and in tenant spaces two demising walls away from the origin. Scoping a commercial fire to the burned suite misses most of the loss, because the building itself carried the damage everywhere the air goes.

The second thing that separates commercial from residential is rated construction. Commercial buildings are built with fire-rated floors, walls, shaft enclosures, and tenant separations that exist specifically to contain a fire, and when a fire compromises one, code doesn’t allow a cosmetic patch. The assembly has to be restored to its rating. That’s a significant, specific scope item, and it exists in the estimate only if the damage to the rated assembly is documented as what it is, not as generic drywall.

Suppression is the commercial multiplier. A sprinkler system or a clean-agent system doing its job across a large footprint adds a water or residue loss on top of the fire, plus the cost to recharge, test, and recommission the system before the building can reopen. On top of that, alarm and detection systems affected by heat or smoke have their own restoration and recertification path. None of that is optional, and none of it shows up in a scope focused on char.
