A water loss is rarely the size of the wet spot on the floor. Atlas documents where it actually went (through the wall cavities, under the finishes, into the framing), so the estimate matches the damage instead of the puddle.

What a water loss actually does to a house

The wet spot on the floor is the last place water goes, not the first. It starts at a release point (a supply line, a failed valve, a backed-up drain, an ice-dam leak working down from the roofline), and gravity takes it into the cavities before anyone sees a stain. It runs down the back of the drywall, pools on the bottom plate, wicks up into studs, and travels along the subfloor to the next room. By the time it shows on the ceiling below, it has already been somewhere for a while.

In older New England housing stock this matters more, not less. Balloon-framed antique homes have open stud bays that run from the attic to the sill with nothing to stop water on the way down, so a second-floor loss becomes a first-floor and basement problem in the same event. Plaster-and-lath holds and releases water differently than modern drywall: it can look intact while staying wet behind the finish for days. Hardwood over a wet subfloor cups and crowns on its own schedule, sometimes weeks after everyone agreed the job was dry.

The damage that drives the estimate is mostly the damage you can’t see from the doorway. That is the whole problem with scoping a water loss from the surface: the parts that read as dry are often the parts that are still wet, and the parts that got expensive (framing, insulation, cabinetry, the assembly behind the tile) never made it into the record.

Why “it looks dry” is not the same as documented

Drying a structure is a measured process with a defined endpoint: material moisture content back to a dry standard for that species and assembly, verified with a meter, not with a hand on the wall. A file that says “dried” without the readings behind it is an opinion. A file that carries the daily readings, the affected-material inventory, and the thermal images showing where the water went is a record, and a record is what holds up when the scope is reviewed.
