Industrial Losses

A loss in an industrial building is a structural question, a systems question, and a tenant question at the same time. Framing or heavy timber that took fire or water, masonry that took the freeze, utility and process systems that have to be inspected before anything restarts, and a floor plate that may carry a different tenant’s build-out on every level. Atlas writes the structural repair from the engineer’s report where one is required, separates the shell from each tenant’s improvements, and carries the access, hoisting, and general conditions the building actually costs, in one Xactimate® estimate from a measured sketch, top down and trade by trade. Our experience includes industrial, manufacturing, and mill-building losses across New Hampshire and Massachusetts, including secured sites.

Shell apart from each tenant.
The owner’s structure and base building are one scope. Each tenant’s partitions, ceilings, flooring, millwork, and equipment connections are written on their own, so the file separates by floor and by tenant.

The structure and the systems are written from the reports.
Charred or water-damaged framing, spalled brick, and deflected floors are the structural engineer’s call; electrical gear, compressed air, process piping, and fire protection are the licensed trades’ inspections. Atlas writes the repair each report specifies, with the shoring and the testing to get there.

Access and security are line items.
Freight elevators that predate the equipment going in them, hoisting through window openings, badging and escorts on a secured site, staging in a yard that was never built for it. Each carries a duration.
