What wind actually does to a house
Wind damage is an envelope failure that hides its own evidence. The force doesn’t usually take the roof off in one piece: it works the edges, breaks the adhesive seal between shingle courses, lifts and creases tabs, peels flashing, and pries at ridges and penetrations. From the driveway the roof can look untouched. Up close, the seal that keeps the roof watertight is gone, and the roof is now waiting for the next rain to prove it.
That is the trap in a wind loss: the damage that matters most is often invisible from the ground and silent until water uses it. Wind-driven rain enters at a breached ridge or a lifted flashing and travels through the assembly before it stains a ceiling, frequently in a room nowhere near the actual entry point. Scoped from the interior alone, the loss looks like a small water stain. Scoped from the roof, it’s a compromised slope feeding that stain.
New England makes this harder because the storms don’t come one at a time. A coastal nor’easter drives rain sideways for a day; a summer microburst creases a slope; a winter wind event loosens edges that leak in the spring thaw. Without a prompt, dated record of condition, this event blurs into the last one, and the file can’t say which storm did what. Documenting the roof and envelope promptly is how one loss stays one loss.
There’s also the matching and repairability question that every wind roof raises: a handful of replaced shingles on a sun-baked, wind-worked slope is rarely a clean repair. Whether the slope can be spot-repaired or needs to be addressed as a unit is a documentation question, and it belongs in the record with the condition that drives it, not left to be discovered mid-repair.
Why the file has to start on the roof
A wind estimate that only reflects what’s visible from inside is missing the loss.
