Multi-Family Losses

A loss in a multi-family building rarely stays in one unit. Water finds the chases and comes out two floors down; smoke takes the corridor; an ice dam wets three top-floor units and the hallway between them. Atlas follows it into every unit and common area it could have reached, documents each on its own, and writes the estimate from a measured sketch, top down and trade by trade, unit by unit, with the corridors, chases, mechanical rooms, and rated assemblies written apart from the units. Our experience runs to dozens of multi-unit water, fire, and ice-dam losses across New Hampshire and Massachusetts, from single condo units to multi-building association claims.

What’s Different Here

Units and common elements are separate scopes.
Each unit is written on its own, and the corridors, chases, elevator lobbies, and mechanical rooms are written apart from all of them. The file separates however it needs to.

Rated assemblies go back to their rating.
Corridor walls and floor-ceiling assemblies are rebuilt to the rating, with the Type X board, fire caulk, and rated door hardware that means.

The building stays occupied.
After-hours labor, dust barriers, phasing by floor, elevator limits, and protection through the lobby and corridors are general conditions on every multi-family loss, and most estimates leave them off.
