What wind actually does to a commercial building

Commercial wind losses start on the roof, and commercial roofs fail differently than pitched residential ones. A low-slope membrane roof is a sealed system: sheets seamed together, flashed at every wall and curb, and held down at the perimeter by edge metal. Wind attacks all three: it works the seams, peels flashings, and pries at the edge metal that keeps the whole assembly from lifting. The failure is usually quiet and often invisible even from the roof surface, because a lifted edge or a stressed seam looks fine until the next rain drives water underneath it and into the building.

What makes the commercial version worse is everything the roof carries. A commercial roof is a working platform: rooftop HVAC units, condenser curbs, exhaust fans, vents, and dozens of penetrations, each with its own flashing and each a place wind can open. A scope that looks at the field of the membrane and stops there misses the penetrations and equipment connections where commercial roofs most often leak after a wind event.

Then the water meets an open floor plate. In a commercial building, a single breach can dump water over a wide, open area and into multiple tenant spaces on the floor below, spreading far from the entry point before it shows. Connecting that interior damage (across tenants) back to the specific roof or envelope breach that caused it is the documentation that holds the loss together. On buildings with significant glazing, wind and wind-borne debris add a separate envelope loss at the curtain wall and openings that has to be scoped on its own.

New England’s coastal and nor’easter wind events hit these buildings hard and repeatedly, so, as with any storm loss, prompt, dated documentation is what separates this event from the last and keeps the file to one loss.
